Layout:
Entrance in the hall with staircase and access to the living room and bedroom 1. The living room can still be furnished jointly according to your own preference.

The existing dishwasher, refrigerator, freezer, and washing machine can still be used. From the kitchen you enter the rear utility room (with washing machine connection) and bathroom. This is equipped with a shower and toilet.

On the first floor there are 2 rooms, of which the rear room consists of two parts. On the attic floor is the last room.

The room from this advertisement (room 3) is approximately 13.5m2 and is located on the first floor at the rear.

Extras:

• The building was renovated at the beginning of 2026 with the following updates:
  - Frames at the front of the building and in the utility room and bathroom have been renewed
  - On the ground floor a new floor was poured with insulation and neat laminate flooring laid over it. Also the roof of the shed and door have been renewed.
  - A new kitchen unit was installed with oven, stove, and extractor hood
• The building has an energy label C
• Pets are not allowed, nor is smoking indoors.
• Shared use of the kitchen, shower with toilet, and garden. You share these with a total of 4 people.

Location:
This student house is about a 15-minute bike ride from Tilburg university (4.1km) and a 10-minute bike ride from Tilburg city center (3.1km). You can also reach the AH XL and other shops within a few minutes by bike.

Contract type:
The room is rented with a rental agreement for an indefinite period. A minimum rental period of 12 months will be agreed upon. After this period, the agreement continues for an indefinite period.

Rent prices:
The rent is €695 per month. This includes an advance for gas, water, and electricity (total €150) and service costs including cleaning of the common areas (€55 total).
