Layout:
Entrance into the hall with staircase and access to the living room and bedroom 1. The living room can still be furnished jointly according to your own preference.

From the living room, you enter the kitchen and shared garden with shed. The kitchen is equipped with a new kitchen unit including a new oven with hob and extractor hood. The existing dishwasher, refrigerator, freezer, and washing machine can still be used. From the kitchen, you enter the rear utility room (with washing machine connection) and bathroom. On the first floor, there are 2 rooms, of which the rear room consists of two parts. The last room is located on the attic floor.

The room from this advertisement (room 1) is approximately 8.6m2 and is located on the ground floor.

Extras:

• The building will be renovated at the beginning of 2026 with the following updates:
  - Window frames at the front of the building and in the utility room and bathroom have been renewed
  - On the ground floor, a new floor slab has been poured with insulation and a neat laminate floor on top. Also, the roof and door of the shed have been renewed.
  - A new kitchen unit has been installed with oven, stove, and extractor hood

• Pets are not allowed, and smoking indoors is prohibited as well.

Location:
This student house is located about 15 minutes by bike from Tilburg University (4.1 km) and 10 minutes by bike from Tilburg city center (3.1 km). You can also reach the AH XL and other shops within a few minutes by bike.

Contract type:
The room is rented with a rental agreement for an indefinite period. A minimum rental period of 12 months is agreed upon. After this period expires, the agreement continues indefinitely.

Rental prices:
The rent is €625 per month. This includes an advance payment for gas, water, and electricity (a total of €150) and service costs including cleaning of the shared spaces (€55 total).
