4 rooms available in a small-scale student house.

Layout:
Entrance into a hallway with staircase and access to the living room and bedroom 1. The living room can still be furnished collectively according to your own insight.

From the living room you come into the kitchen and shared garden with shed. The kitchen is equipped with a new kitchen unit including a new oven with hob and extractor hood. The existing dishwasher, refrigerator, freezer, and washing machine can still be used. From the kitchen you enter the rear utility room (with washing machine connection) and bathroom. The bathroom is equipped with a shower and toilet.

On the first floor there are 2 rooms, of which the rear room consists of two parts. On the attic floor is the last room.

Extras:

• The building was renovated at the beginning of 2026 with the following updates:
  - Window frames at the front of the building and in the utility room and bathroom have been renewed
  - On the ground floor a new floor with insulation and a neat laminate floor has been installed. The roof of the shed and door have also been renewed.
  - A new kitchen unit has been installed with oven, stove, and extractor hood
• The building has an energy label C
• Pets are not allowed as well as smoking indoors.
• Shared use of the kitchen, shower with toilet and garden. You share these with a total of 4 people.

Location:
This student house is located about a 15-minute bike ride from Tilburg University (4.1km) and a 10-minute bike ride from Tilburg city center (3.1km). You are also within a few minutes by bike to the AH XL and other shops.

Contract type:
The rooms are rented with an indefinite lease agreement. A minimum rental period of 12 months is agreed upon. After this period, the agreement continues for an indefinite period.

Availability:
The rooms are available from 01-02-2026.

Rent prices:
The sizes and rent prices of the different bedrooms are as follows:

• Bedroom 1 (Ground floor front) approx. 8.6m2 - €625 per month.
• Bedroom 2 (1st floor front) approx. 10m2 - €635 per month.
• Bedroom 3 (1st floor rear) approx. 13.5m2 - €695 per month.
• Bedroom 4 (attic room) approx. 10m2 - €645 per month.

These prices include an advance payment for gas, water, and electricity (a total of €100 per room) and service costs including cleaning of the common areas (€55 per room).
