4 rooms available in a small-scale student house.

Layout:
Entrance hall with staircase and access to the living room and bedroom 1. The living room can still be arranged to your own liking collectively.

From the living room you enter the kitchen and shared garden with shed. The kitchen is equipped with a new kitchen unit including a new oven with hob and extractor hood. The existing dishwasher, refrigerator, freezer, and washing machine can still be used for a while. From the kitchen you enter the adjacent utility room (with washing machine connection) and bathroom. The bathroom has a shower and toilet.

On the first floor there are 2 rooms, of which the rear room consists of two parts. The last room is located in the attic.

Extras:

• The building was renovated in early 2026 with the following improvements:
  - Window frames at the front of the building and in the utility room and bathroom have been renewed
  - On the ground floor, a new floor slab was poured with insulation and a neat laminate floor placed on top.
  - A new kitchen unit has been installed.
• The building has an energy label C
• Pets are not allowed as well as smoking indoors.
• Shared use of the kitchen, shower with toilet, and garden. These are shared with a total of 4 people.

Location:
This student house is about a 15-minute bike ride from Tilburg University (4.1 km) and a 10-minute bike ride from Tilburg city center (3.1 km). You can also reach the AH XL and other shops within a few minutes by bike.

Contract type:
The rooms are rented with a rental agreement for an indefinite period. A minimum rental period of 12 months is agreed upon. After this period expires, the agreement continues for an indefinite period.

Availability:
The rooms are available from 01-02-2026.

Rental prices:
The sizes and rental prices of the different bedrooms are as follows:

• Bedroom 1 (Ground floor front) approx. 8.6 m2 - €675 per month.
• Bedroom 2 (1st floor front) approx. 10 m2 - €685 per month.
• Bedroom 3 (1st floor rear) approx. 13.5 m2 - €745 per month.
• Bedroom 4 (attic room) approx. 10 m2 - €695 per month.

These prices include an advance for gas, water, and electricity (a total of €150 per room) and service costs including cleaning of the common areas (€55 per room).
