The tenant has the obligation to maintain the windows in the rented space.
Hinges
If a window is stuck, it may be because the hinge is not working properly. Check if you have broken hinges. The following is required to replace the hinge:
Hinges should be lubricated once a year with silicone spray, oil or grease. This is easiest if you remove the pin from the hinge. You can do this by gently tapping it with a nail or, for heavier hinges, with a flat screwdriver. Make sure that you only remove 1 hinge at a time. Replace any broken bearings and adjust if necessary.
Locks
Day and night locks should be greased once a year:
Broken glass, glass and storm damage
Legally, glass damage is the tenant’s responsibility. The tenant is expected to restore the glazing to its original state. Damage to the paintwork must also be repaired by the tenant. For this reason, it is advisable to include glass damage in your home contents insurance.
If there is glass damage due to a storm, you must contact the manager. Then it will be agreed whether it is necessary to make an emergency provision and how this will be arranged from an insurance point of view. An emergency provision will be made by the manager in case of emergency situations or serious leaks. In other cases, the expertise by the insurance company will have to be awaited.
