Temporarily for rent from October 1, 2026 until March 31, 2027

In a special location on Oostboezemkade in Gouda lies this atmospheric and fully furnished terraced house, directly located on the extension of the Breevaart. A home that stands out due to the combination of comfortable living, lots of privacy, and no less than three different outdoor spaces.

At the front, the house has a garden by the water. A wonderful place to sit outside and enjoy the location by the water. At the rear is a green backyard with back access and an elevated seating area.

As an extra special feature, there is a sauna in the backyard.

Layout

The house is accessible from both the front and rear. You enter through the back into the spacious kitchen. It is fully equipped and includes, among other things, a stove, refrigerator, freezer, extractor hood, microwave, and oven.

Down a few steps, you reach the lower living room. This playful layout gives the house a characteristic appearance. Thanks to windows at both the front and rear, the living room is pleasantly bright and the house has a direct connection to the various outdoor spaces.

On the first floor are two spacious bedrooms. One of the rooms is currently set up as a study/office and can of course also be used as a bedroom.

The bathroom has a bathtub with shower, sink, and toilet. On the ground floor, there is a second separate toilet.

Furnished and temporary rental

The house is rented out fully furnished and is available for a fixed period from October 1, 2026 until March 31, 2027.

The temporary rental is related to the landlord’s stay abroad. After this period, the house must be made available to the landlord again; therefore, you will be offered a rental agreement based on the diplomat clause.

Due to the combination of furnished interior, location by the water, three outdoor spaces, and the sauna, the house is particularly suitable for tenants looking for a complete and comfortable stay in Gouda for a limited period.

Special conditions

• The house is rented out exclusively furnished.
• The rental agreement is entered into for the fixed period of October 1, 2026 until March 31, 2027.
• Extension of the rental agreement is not possible.
• The house must be vacated and handed over to the landlord in accordance with the agreements by March 31, 2027 at the latest.
• The sauna is part of the house and is to be used and maintained by the tenant according to the applicable instructions.
• Due to the location by the water and the presence of the sauna and jacuzzi, additional conditions apply for their use.
• The house has a current energy label D.
• The house has an up-to-date WWS calculation, which will be made available to the tenant before commencement. This house falls within the mid-rental sector, meaning the basic rent is regulated.
• The tenant pays an advance of service costs of €40 for the available internet.
• The tenant pays an advance of service costs of €290 per month for the supply of gas, electricity, and water. Settlement is based on meter readings and actual consumption.
• The tenant pays furnishing costs of €200 per month, which include the costs for the use of the sauna and jacuzzi.

SELECTION PROCEDURE:

Rotsvast determines based on incoming emails which candidates responded first. Due to the expected large number of responses, not all candidates can be invited. The email must at least contain the following information:

• Name of tenant(s)
• Explanation of household composition
• Gross annual income of tenant(s)

Responses that do not meet these requirements will not be processed.

Invitations are sent in order of incoming emails and for a viewing round applies: first come, first served.

After viewing, screening takes place on income and reliability in various (public) registers. The tenant must fully and successfully complete this screening with 5 stars, the best score in our screening tool (Properize). The choice to rent out the house to candidates is entirely at the discretion of the owner. If multiple candidates pass the screening successfully, the choice is based on income, screening, and the tenant’s personal situation. Tenants have the opportunity to explain their personal situation during the screening.

Candidates who do not get assigned the house after screening have the right to further explanation and of course may view the screening report.

NOTE: Rotsvast represents the interests of the owner, who has an interest in renting per available date. With a fully completed screening, Rotsvast will immediately propose a file to the owner. If a file has already been accepted, files that are fully submitted afterwards will no longer be included in the process. It is the responsibility of prospective tenants to submit a complete file as soon as possible. Rotsvast will not actively inform tenants about the progress of the ongoing screening process of other candidates. In a tight housing market, Rotsvast assumes that prospective tenants are aware of the importance of timely action.
