FIXED-TERM AGREEMENT - EXCLUSIVELY FOR TARGET GROUPS AS DESCRIBED

Due to the adopted Fixed Rental Contracts Act, this rental agreement is only permitted for the following target groups:

Groups for whom the exception applies:

1. Students from outside Zoetermeer (You must provide proof by means of a study enrollment; if you rent with a partner, both must be full-time students and live outside Zoetermeer)
2. Tenants who temporarily live elsewhere due to urgent work or renovation of their home, at the landlord's request or due to emergencies
3. Urgent housing seekers (urgency declaration required, which must be provided by the municipality)
4. Tenants with whom the landlord enters into a second chance contract: tenant whose previous rental agreement was terminated, for example because they caused serious nuisance
5. Orphans and surviving relatives
6. Recent divorce where couples currently do not live together and want to live closer to each other for the sake of the children (recent divorce involving children, proof from the court or similar must be provided)
7. Tenants who work on the Wadden Islands
8. Permit holders (status holders) who come directly from a COA reception center and are awaiting permanent housing

Due to local regulations in Zoetermeer, this mid-rent dwelling is only available to singles with a maximum income of €70,149 gross per year, and couples with a combined income of a maximum of €93,531 gross per year. After acceptance, the tenant must apply for a housing permit from the municipality of Zoetermeer. Costs for this are for the tenant, amounting to €39.85.

Tenants who wish to qualify for this rental property must provide proof that they meet the set conditions.

At Croesinckplein in Zoetermeer you will find this spacious three-room apartment which is offered for rent for a fixed period of 24 months. The complex is located directly next to the shopping center on the 11th floor of this complex. This naturally offers a beautiful, wide view over Zoetermeer and at the same time most public facilities are within easy reach!

You enter the building through the central entrance with intercom panel and access to the elevator. The front door leads you into the hallway of the apartment with storage space and connections for a washing machine and dryer. The hallway also offers options for a coat rack/wardrobe.

If you continue, you enter the spacious and bright living room with balcony from where you have a beautiful view over Zoetermeer. The living room is connected to the U-shaped kitchen, which is equipped with a stove, extractor hood and separate fridge-freezer combination. The kitchen offers more than enough cupboard space and provides a view over Zoetermeer during cooking and good contact with your potential co-resident and/or guests.

From the living room you can enter the corridor which provides access to one of the two bedrooms and the bathroom. The bathroom is equipped with a bathtub and walk-in shower.

The master bedroom is accessible via the living room and located at the rear of the building. This room offers more than enough space for placing a double bed and a spacious wardrobe. The second bedroom can easily serve as an office, walk-in closet or, as the name suggests, the second bedroom.

The apartment has a private storage room on the ground floor and a communal bicycle parking area.

SELECTION PROCEDURE:

Rotsvast determines firmly based on incoming emails which candidates responded first. Given the estimated large number of responses, not all candidates can be invited. This email must at least contain the following information:

• Name of tenant(s)
• Explanation of the composition of the household
• Gross annual income of tenant(s)

Responses that do not meet these requirements will not be processed.

After viewing, screening will be done on income and reliability in various (public) registers. The tenant must complete this screening fully and successfully, achieving 5 stars, the highest score in our screening tool (Properize). The decision to rent the property to candidates is entirely up to the property owner. If multiple candidates successfully complete the screening, the choice will be based on income, screening results, and the tenant’s personal situation. You as a tenant have the opportunity to explain your personal situation during the screening.

Candidates who are not assigned the property after screening have the right to further explanation and can of course inspect the screening report.

NOTE: Rotsvast represents the interests of the owner, who has an interest in renting as per the available date. After a fully completed screening, Rotsvast will immediately submit a file to the owner. Once a file is accepted, files that come in fully thereafter will no longer be considered. It is the responsibility of prospective tenants to provide a complete file as soon as possible. Rotsvast will not actively inform tenants about the progress of the ongoing screening process of other candidates. In a tight housing market, Rotsvast assumes that prospective tenants are aware of the importance of acting promptly.
