Doors are stiff / sticking
The tenant has the obligation to maintain the doors in the rented space.

Hinges
If a door is sticking, it may be because the hinge is not working properly. Check if you have broken hinges. The following is required to replace the hinge:

  • New hinge
  • Screwdrivers: flat head and cross head
  • Hammer
  • Thick nail
  • Lubricant spray can (WD40 or Teflon spray)

Hinges should be lubricated once a year with silicone spray, oil or grease. This is easiest if you remove the pin from the hinge. You can do this by gently tapping it with a nail or, for heavier hinges, with a flat screwdriver. Make sure that you only remove 1 hinge at a time. Replace any broken bearings and adjust if necessary.

Locks
Day and night locks should be greased once a year:

  • Spray WD40 on the key and in the lock
  • Operate the lock a few times to spread the lubricant evenly

Door handle
Doorknobs fall under the group of hinges and locks, which must be maintained by the tenant and replaced when necessary. For maintenance, the door handles must be oiled. This prevents them from becoming stiff and eventually breaking.
