You enter the building through the central entrance with an intercom system and access to the elevator. The front door leads you to the hallway of the apartment with storage space and washer-dryer connections. The hallway also provides space for a coat rack or wardrobe.

Continuing on, you enter the spacious and bright living room with a balcony that offers a beautiful view of Zoetermeer. The living room is connected to the U-shaped kitchen, equipped with a stove, extractor hood, and a separate refrigerator-freezer. The kitchen provides ample cabinet space and allows you to enjoy the view over Zoetermeer while cooking and staying in touch with your potential housemate or guests.

From the living room, you can access the corridor, which leads to one of the two bedrooms and the bathroom. The bathroom is equipped with a bathtub and a walk-in shower.

The master bedroom, accessible from the living room, is located at the rear of the building. This room offers plenty of space for a double bed and a spacious wardrobe. The second bedroom can easily serve as an office, walk-in closet, or a second bedroom as the name suggests.

  • A monthly service fee of €36 covers cleaning and electricity in the common areas.
  • A monthly fee of €50 is charged for the use of the available appliances and furniture.

SELECTION PROCEDURE:

Rotsvast will determine the order of the candidates based on incoming emails. Due to the expected large number of responses, not all candidates can be invited. Your email must contain at least the following information:

  • Tenant(s) name
  • Explanation of the composition of the household
  • Gross annual income of the tenant(s)

Responses that do not meet these requirements will not be processed.

Invitations are sent in order of receipt of emails, and for a viewing round, it's first-come, first-served.

After the viewing, screening is done based on income and reliability in various (public) registers. The tenant must complete and pass this screening with a 5-star rating, the best score in our screening tool (Properize). The decision to rent the property to a candidate is entirely up to the owner. If multiple candidates pass the screening successfully, the choice is based on income, screening, and the tenant's personal situation. Tenants have the opportunity to explain their personal situation during the screening.

Candidates who do not receive the property after screening have the right to further explanation and can of course view the screening report.

PLEASE NOTE: Rotsvast represents the interests of the owner, who has an interest in renting the property by the available date. If a screening has been fully completed, Rotsvast will immediately present the dossier to the owner. If a dossier has already been accepted, dossiers that arrive after will not be considered. It is the responsibility of tenant candidates to submit a complete dossier as soon as possible. Rotsvast will not actively inform tenants about the progress of the ongoing screening process of other tenant candidates. In a competitive housing market, Rotsvast assumes that tenant candidates are aware of the importance of acting promptly.
