Tenant obligations

Basically, every tenant has two obligations

1. Pay the rent on time

As soon as a tenant does not pay on time, the landlord may and can take collection measures. However, the landlord must warn in advance. If these warnings are not heeded, the landlord may charge collection costs and statutory interest.

2. Use the home as a good tenant

This means that the tenant does not cause any nuisance and, if necessary, carries out minor repairs to the property himself.

To avoid misunderstandings, it is important to clearly indicate which repairs and which type of maintenance are the tenant’s responsibility and which are the landlord’s responsibility. Maintenance work that arises from direct use or is of minor importance is the tenant’s responsibility. All other maintenance problems are the landlord’s responsibility.

The government has made a decision about who is responsible for which type of repairs or maintenance. This is the Small Repairs Decree .
