With the new Housing Valuation System (WWS) you run the risk that your property may be rented out for considerably less money in the future if you change tenants. This chance can occur if the home value of your property falls below the WWS score of 187 points.
To gain insight into the consequences for you as a landlord, Rotsvast advises to have a points count made. This allows us to quickly map out whether there is room for improvements and we can have these implemented on time. This prevents vacancies in the future.
Main proposals of the amendments to the law
With the help of a tailor-made advice report, you as a property owner will receive your properties in the private sector.
- The Housing Valuation System (WWS) is being expanded to 187 points
- If the value of your property falls below the WWS score of 187 points, it will fall into the regulated (social) rental sector.
- The newly introduced restriction for the WOZ value, which may represent a maximum of 33% of the total number of points, will only come into effect from 187 points.
- The annual rent increase is limited to the collective labor agreement increase plus 0.5%.
- The energy label is given much more weight in the calculation of the WWS, with energy label A++++ amounting to no less than 62 extra points.
