Keeping up with the real estate world

At the beginning of 2023, Douwe Weerstra of Rotsvast looked back on a good year in Breda. Almost a year later, he cannot help but conclude that 2023 has also been a very busy and good year for him and his team. The world of real estate rental and management is constantly changing. Rotsvast keeps moving with it and does not shy away from cooperation.

The team at Rotsvast Breda knows better than anyone that real estate landlords are struggling in the year 2023. "Legislation is changing, says Douwe Weerstra, with his team active throughout the Southwest Netherlands. Temporary leases, regulation of Medium Rent and the Good Landlord Act are a few examples. "Temporary rentals, among other things, will soon no longer be possible except for a few exceptions. More changes are sure to come, Weerstra anticipates. "Fiscally, a lot will also have changed by 2023. Many self-employed people have invested in one or more homes, sometimes as a form of retirement. However, the 2023 Tax Plan has significant implications for the returns that individuals can earn from renting out homes. However, these are temporary measures that are expected to become more favorable again for
landlords. Starting next year, the rental of homes will be heavily taxed in capital gains tax in Box 3. For example, the tax authorities will apply a notional rate of return of 6.17 percent to the relevant assets. Much now falls on the landlord. Selling is not always the solution. We always strive for "no vacancy and no arrears". We are constantly engaged in property management and maintenance, both for one-off and ongoing clients.

Collaboration

As a prominent player in private rentals, Rotsvast knows that the strength is regional. "But we are a national club," Weerstra emphasizes once again. The importance of cooperation with colleagues in
other regions, as well as with parties in areas such as maintenance and moving, is therefore certainly not underestimated. "If you support each other in this, you can move quickly," he says. Furthermore, we see that many property owners are renovating and making their properties more sustainable. "When you have a higher energy label, for example, you can simply also charge more rent. We like to include our customers in that." Looking ahead to 2024, Weerstra sees "cherishing what you have" as a guiding principle. "The world is really changing. As Rotsvast , we always try to pursue the best return together with landlords."
