Layout

Upon entering, you step into the bright living room with open kitchen. Thanks to the large windows, you enjoy a beautiful view over the water and an abundance of daylight. The original wooden beams give the house, despite the modern finishes, a cozy and authentic atmosphere.

The open kitchen is practically arranged and equipped with cupboard space and built-in appliances such as an oven, gas hob, and sink. The entire ground floor has underfloor heating which heats the entire building.

The ground floor also contains the bathroom (with shower, sink, and underfloor heating) and a separate toilet.

The open first floor offers space for a double bed, cupboard space, and the connection for washing machine and dryer. From here you have a view of the Turfsingel. Note: because of the authentic beam construction, the layout requires some practical insight.

Selection procedure

Rotsvast determines based on incoming emails which candidates have responded first. Given the expected large number of responses, not all candidates can be invited. This email must at least contain the following information:

- Name of tenant(s)
- Explanation of the household composition
- Gross annual income of tenant(s)

Responses that do not meet these requirements will not be processed. Invitations will be issued in order of receipt of emails. For the viewing rounds: when full, full.

After viewing, a screening will be conducted on income and reliability in various (public) registers. The tenant must complete this screening fully and successfully with 5 stars, the highest rating in our screening tool (Properize). The choice to rent the property to candidates is entirely at the discretion of the property owner. If multiple candidates successfully complete the screening, the choice will be based on income, screening, and the personal situation of the tenant. Tenants have the opportunity to explain their personal situation during the screening. Candidates who are not assigned the property after screening are entitled to further explanation and may of course view the screening report.

Rotsvast represents the interests of the owner, who wants to rent from the available date. Upon a fully completed screening, Rotsvast will immediately propose a file to the owner. If a file has already been accepted, files fully received afterward will no longer be considered in the process. It is the responsibility of candidate tenants to provide a complete file as soon as possible. Rotsvast will not actively inform tenants about the progress of the ongoing screening process of other candidates. In an overheated housing market, Rotsvast assumes that candidate tenants are aware of the importance of timely action.
