Layout:
Entrance hall with meter cupboard, access to the living room, staircase, and separate toilet with small sink. The living room has a semi-open kitchen at the rear. It is equipped with an electric hob with a separate grill plate, extractor hood, oven, dishwasher, and plenty of cupboard space. From the kitchen, there is access to the backyard through a door. The backyard can also be reached from the living room through the French doors.

From the garden, there is access to the rear storage room. Next to the house is a large gate with a small pedestrian gate. The pedestrian gate is accessible to pass through with a bicycle and containers. For use of the large gate (for car access), additional costs apply. This can be arranged with one of the neighbors who owns the gate. The car can be parked in the street in front of the house.

1st floor:
Landing with access to two bedrooms and the bathroom.

The bathroom contains a shower, bathtub, toilet, designer radiator, and double sink with cabinet. The attic is accessible via a fixed staircase, with two more bedrooms.

Surroundings:
This house is ideally located near a supermarket and some small shops on the Besterdring. The center of Tilburg and main roads are also quickly accessible.

Extras:

• Pets are not allowed, nor is indoor smoking.
• Only for working candidates, maximum 2 people.

Contract type:
The house is rented with an indefinite lease agreement. A minimum rental period of 12 months is agreed upon. After this period, the agreement automatically continues for an indefinite period.

Availability:
The move-in date for the house is negotiable, but no later than September 1, 2026.

Rent:
The rent for the house is € 1900,- excluding gas, water, electricity, TV, internet, and municipal taxes. These must be registered in the tenant's own name.

Rental criteria:
We apply the standard that a candidate must have a gross monthly income of at least 3 times the basic rent.
