It is worth mentioning that the current photos show the apartment before renovation by the landlord. The apartment has been repainted and fitted with a new laminate floor throughout the entire apartment in 2024. Additionally, a second bedroom has been created in the area currently used as the 'dining area,' adjacent to the living room. Unfortunately, new photos are not yet available at this time.

SELECTION PROCEDURE:

Rotsvast determines based on incoming emails which candidates responded first. Due to an estimated large number of responses, not all candidates can be invited. This email must at least contain the following information:

• Name of tenant(s)
• Explanation of household composition
• Gross annual income of tenant(s)

Responses that do not meet these requirements will not be processed.

Invitations are sent in the order of received emails and for a viewing round: first come, first served.

After the viewing, a screening of income and reliability in various (public) registers will take place. The tenant must fully and successfully complete this screening with 5 stars, the highest score in our screening tool (Properize). The choice to rent the property to candidates is entirely up to the property owner. If multiple candidates pass the screening successfully, the choice will be based on income, screening, and the tenant's personal situation. You as a tenant have the opportunity to explain your personal situation during the screening.

Candidates who are not assigned the property after screening have the right to further explanation and may of course view the screening report.

NOTE: Rotsvast represents the interests of the owner, who wishes to rent the property by the available date. After a fully completed screening, Rotsvast will immediately submit a file to the owner. If a file has already been accepted, files fully completed thereafter will no longer be considered in the process. It is the responsibility of candidate tenants to submit a complete file as soon as possible. Rotsvast will not proactively inform tenants about the progress of the screening process of other candidates. In a tight housing market, Rotsvast assumes candidate tenants understand the importance of timely action.
