SELECTION PROCEDURE

Rotsvast determines, based on incoming emails, which candidates responded first. Due to the likely high number of responses, not all candidates can be invited. The email must contain at least the following information:

• Name of tenant(s)
• Explanation of the household composition
• Gross annual income of the tenant(s)

Responses that do not meet these requirements will not be processed.

Invitations are sent in order of receipt. The rule for the viewing round is: first come, first served.

After the viewing, a screening will take place on income and reliability via various (public) registers. The tenant must fully and successfully complete this screening, achieving a five-star rating – the highest score in our screening tool (Properize). The decision to rent the property lies fully with the owner. If multiple candidates successfully complete the screening, the final choice will be based on income, screening, and personal situation. You can explain your personal situation during the screening.

Candidates who do not receive the property after screening are entitled to an explanation and can view the screening report.

Please note: Rotsvast represents the interests of the owner, who prefers rental as of the available date. Once a screening is fully completed, the file is immediately submitted to the owner. Once a file has been accepted, later files will no longer be considered in the procedure. It is the responsibility of the candidate tenant to submit a complete file in a timely manner. Rotsvast does not actively inform candidates about the progress of other candidates’ screening processes. In an overheated housing market, we assume candidate tenants are aware of the importance of acting quickly.
