Garden maintenance

It is the tenant’s responsibility to maintain the gardens, yards, driveways and property boundaries. So that they have a neat impression. This includes:

  • The garden or yard belonging to the residential part of the rented property (in the case of first occupancy of a residential space): the construction of the yard or garden, with the exception of the installation of a property boundary and the construction of access paths and driveways.
  • Leveling the garden and applying topsoil
  • Mowing the lawn
  • Weeding between the tiles and in the garden
  • Replacing broken tiles
  • Pruning growing trees, hedges and fences
  • Remove dead vegetation
  • Replacing broken planks or parts of wooden fences, straightening and placing wooden fences
  • If there are painted or stained fences, maintain and update them regularly

 

 

It is the tenant’s responsibility to provide access paths and driveways and to install simple property boundaries.

Trees
The felling and pruning of trees is therefore the responsibility of the tenant. This must be done in time so that the neighbors do not experience any inconvenience from the tree in your garden. On the internet you can find when which type of tree must be pruned.
If you want to make changes, you should discuss this with the landlord to avoid misunderstandings.

Hedges
Hedges are usually used as property boundaries. These must therefore be maintained by the tenant. If you wish to plant a hedge, this must first be discussed with the landlord.

Terraces and paths
If paths, gardens, terraces or grounds belong to the rented property, the tenant is obliged to use them as an ornamental garden. It may not be used to park cars or store items of any kind.
When there are subsidences in the pavement of the sidewalk or the public road in front of the house, this may indicate a sewer problem. Then your landlord is in charge.
