The ceilings or walls in the rented accommodation that are not wallpapered may not initially be wallpapered by the tenant.

Painting, wallpapering or applying other wall decoration is the responsibility and at the expense of the tenant. The tenant does not need to ask permission for the application, unless the home has been furnished and upholstered by the landlord.

If the tenant wants other (wall) decoration, it must eventually be returned in its original state. If this is not possible, the departing tenant must finish the walls smoothly in a neutral colour. This is passed on to the new tenant if he decides to keep the wall decoration of the previous tenant.

Any damage to the walls or ceilings must be repaired by the tenant or by a contractor or painter hired by the tenant. Damage includes holes where screws were or lamps were hung.

The assessment of the quality of the wall finish is done by the manager. In the event that the wall finish does not meet the normal quality requirements, it will be replaced by the manager at the expense of the departing tenant.
