The Limawonen project offers 52 apartments and 8 penthouses for rent in a former office building in Waddinxveen, which was completely renovated in 2020. During the renovation, the entire building was transformed to meet current quality standards in the housing market, resulting in all apartments being awarded an energy label A.

Upon entering the apartment through the front door, you will find a small hallway. In the hallway, there is a separate toilet.

If you continue, you enter the spacious living room with an open kitchen. The apartment is remarkably bright and neatly finished with a PVC floor and clean walls. Attention has been paid to the placement of walls and the kitchen, creating ample space for both a sitting area and a dining area.

At the rear of the apartment, you will find the master bedroom, offering enough space for a double bed, and also the second bedroom intended for one person.

Parking is available on the grounds at the front of the building. The building is located a short distance from public amenities such as the Gouweplein shopping center and is therefore close to restaurants, shops, and supermarkets.

Due to the central location of Limawonen, the surrounding cities of Rotterdam, The Hague, Alphen aan de Rijn, and Gouda are easily accessible by car or public transport.

DETAILS:

This lease agreement is offered for a fixed term of up to 24 months.
You will pay service costs of €10 per month for cleaning the common areas.
You will pay service costs of €5 per month for energy in the common areas.
You will pay service costs of €8 per month for the presence of a caretaker.
You will pay service costs of €132 per month for basic supplies and services. The services provided are outlined in your lease agreement, which also includes the furnishings and upholstery of the apartment.
Income requirement of 4 times the all-inclusive rent, which amounts to €5,400 gross per month. If two persons will be residing, we will consider the income of both partners in full.
You are responsible for arranging your contracts for utilities.

SELECTION PROCEDURE:

Rotsvast will determine based on incoming emails which candidates responded first. In case of multiple responses, Rotsvast will always prefer candidates who responded first by email. This email must contain at least the following information:

Tenant(s) name
Composition of household
Gross annual income of tenant(s)

Responses that do not meet these requirements will not be considered.

Invitations are sent out in the order of incoming emails, and for a viewing session, it's first-come, first-served.

After the viewing, screening will be done based on income and reliability in various (public) registers. The tenant must complete this screening fully and successfully, with a 5-star rating being the best score in our screening tool (Properize). The decision to rent the property to candidates is entirely up to the owner of the property. If multiple candidates successfully pass the screening, the decision will be based on income, screening, and personal situation of the tenant. Tenants have the opportunity to explain their personal situation during the screening.

Candidates who are not allocated the property after screening have the right to further explanation and can view the screening report.

PLEASE NOTE: Rotsvast represents the interests of the owner, who has an interest in renting out the property by the available date. If a screening process is completed, Rotsvast will directly propose a dossier to the owner. If a dossier has already been accepted, subsequent dossiers that are completed will not be considered. It is the responsibility of candidate tenants to submit a complete dossier as soon as possible. Rotsvast will not actively inform tenants about the progress of the ongoing screening process of other candidate tenants. In a competitive housing market, Rotsvast assumes that candidate tenants are aware of the importance of acting promptly.
