An extraordinary redevelopment has taken place in the heart of Utrecht. "Jan van Foreest" is a former office building that served as a mail sorting center. "After standing empty for several years, the office is currently being transformed into a high-quality apartment building. In transforming the office into apartments, the original construction has been retained as much as possible. However, the outer shell has been renewed so that it meets current insulation requirements. The roof is equipped with solar panels so that energy can be generated sustainably. In the building, the installations and the layout have been completely renewed and adapted to the residential function and current quality requirements," says Robert Kraaij of Rotsvast Utrecht.

There are different types of apartments in which space has been used very efficiently. The smaller apartments have a free height of up to 3.5 meters. To make the best use of this height, these apartments are equipped with a multifunctional living unit. Various facilities have been brought together here in a compact way, such as the bed, shower, sink, toilet, closet, bookcase, TV cabinet and even the kitchen. Because the bed is located above the bathroom, extra space is left in the living room. "This gives the feeling of a two-bedroom apartment because you don't have the bed in the living room. In the basement are two-bedroom apartments located directly on the water, and combined with the round arched windows, it gives residents the feeling of the wharf cellars in the old town. On the top floor are three-room apartments with private roof terraces with sweeping views of the city. The entire building is insulated to the latest standards and all apartments are equipped with floor, wall finishes, curtains, luxury kitchen and plumbing," said Robert Kraaij.

"The future residents, given the size of most of the homes, are not expected to be families but in my opinion are very suitable for starters, singles and two-income couples. The location, quality of finish and appearance of this transformed building is a unique selling point," said Robert Kraaij.

Location and facilities

Jan van Foreest is located in the Dichterswijk neighborhood, right by Utrecht's Central Station, near the old city center and on the waterfront. "Despite its central location in this bustling city, Jan van Foreest offers plenty of peace and privacy through several terraces on the roof and by the water. The city center can be reached within minutes via the Moreelse bridge," said Robert Kraaij. There are more than sixty parking spaces on the grounds landscaped with lots of greenery, and in the basement of building is a large accessible bicycle storage with a capacity of about 350 bicycles. Through the bicycle storage, residents can access the main stairwell and elevator directly. There are also approximately 150 storage spaces in the basement. On the first floor there is a "Laundrette" equipped with washing and drying machines for residents. In April 2017, construction company Van Grunsven started the renovation, the completion of which is scheduled shortly.
