From rental to purchase guidance and management

The name Rotsvast stands for Rotterdams Vastgoed and was coined with a nod to the Dikke van Dale. What began 30 years ago as an address to rent rooms turned out - thanks to change of direction and regional representation - to be a true growth diamond.

Thirty years in business and still "standing like a house" in the real estate industry is by no means an easy task. Rotsvast has certainly faced challenges in recent years given a volatile and changing economy.

'Our cooperative, compact and clear'

Rotsvast has passed the tipping point: the franchise organization is anno 2019 a full-fledged, nationally represented cooperative with 11 members, 22 branches and a lot of regional knowledge and experience.

This made the best use of individual entrepreneurship with a collective network.

The new organizational model generates energy, speed and focus on the target audience and core business. The board consists of the president and two board members, who meet once a month. Two or three times a year, members are convened.

Management and purchase guidance

The real estate market has really changed color. 'Four years ago we had a huge supply of properties for rent on our website and it was a day's work to bring in tenants. Today, adding new supply has become the biggest challenge. The supply rents quickly, is very limited and the demand is enormous,' said Frank de Vroed, board chairman of Rotsvast.

He continues: "Both home seekers and housing providers know how to find their way to us: our name recognition is to blame for a strongly growing management portfolio. In addition, we provide real estate advice and purchase guidance wholeheartedly, for the best reason there is ... we know the region like the back of our hand. The mix of competitive management rates, good, accurate communication channels and publicity where it is needed makes us an attractive player in this industry.'

'Management, more than a catch-all term'

Anyone who thinks that "management" is a catch-all term for just handling investor administration will be deceived. Rotsvast rents out residential properties and offers their owners a worry-free package of services. Consider, for example, the timely arrival of rent payments, the cleaning of central areas, elevator maintenance, a renovation or the facilitation of minor maintenance. The owner pays a percentage of the rent for these. And the moment the tenant moves out, Rotsvast looks for another new tenant. This applies to clients with 1 living space for rent but also to parties with multiple living spaces up to complexes with more than 100 homes.

Frank de Vroed: "We try to distinguish ourselves regionally, matching the culture there. And in addition - in those thirty years, we are still active with attentions to our clients and customers. Many companies have forgotten about it, but just giving a bottle of good wine - no matter how simple perhaps - is still very much appreciated without exception.'
