Using the open staircase in the living room, you can access the second floor of the building, where you will find both bedrooms and the bathroom. The master bedroom is very spacious and features two Velux skylights. The small bedroom can easily be used as a single bedroom, nursery, walk-in closet, or office space. The layout is flexible and can be adjusted according to the preferences of the new residents.

The bright bathroom is equipped with a shower cabin, second toilet, washbasin, and wall-mounted cabinet. The connections for a washing machine are also located here.

SPECIAL FEATURES:

- This apartment is offered unfurnished. If desired, the furniture shown in the photos can be used for a small additional fee. If not desired, the furniture will be removed by the landlord.

- This apartment is available for an indefinite period with a minimum rental period of 12 months.

- If you wish to park in the city center of Gouda, you will need to apply for a parking permit from the relevant authorities.

- No service costs; the tenant is responsible for utilities, television, internet, and municipal taxes, among other things.

- This apartment features a spacious rooftop terrace at the front of the building with a view of Naaierstraat.

- The landlord has set an income requirement of 3 times the monthly rent. In the case of two incomes, both incomes will be fully taken into account in our calculation.

- The energy label is not yet finalized and is currently being processed.

SELECTION PROCEDURE:

Rotsvast will determine, based on incoming emails, which candidates responded first. Due to the estimated high number of responses, not all candidates can be invited. The email should include at least the following information:

- Tenant's name(s)

- Explanation of household composition

- Gross annual income of tenant(s)

Responses that do not meet these requirements will not be processed.

Invitations will be sent based on the order of incoming emails, and for a viewing session, it's first come, first served.

After the viewing, candidates will undergo income and reliability screening using various (public) registers. The tenant must successfully complete this screening process and achieve a 5-star rating, the highest score in our screening tool (Properize). The decision to rent the property to candidates is entirely up to the property owner. If multiple candidates successfully pass the screening, the decision will be based on income, screening results, and the personal situation of the tenant. As a tenant, you have the opportunity to explain your personal situation during the screening.

Candidates who are not allocated the property after screening have the right to further explanation and can request to view the screening report.

IMPORTANT: Rotsvast represents the interests of the property owner, who wishes to rent out the property by the available date. Upon successful completion of the screening, Rotsvast will immediately present the candidate's dossier to the owner. If a dossier has already been accepted, complete dossiers received afterward will not be considered. It is the responsibility of the prospective tenants to submit a complete dossier as soon as possible. Rotsvast will not actively inform tenants about the progress of the ongoing screening process for other prospective tenants. In a competitive housing market, Rotsvast assumes that prospective tenants are aware of the importance of acting promptly.
